2nd Avenue project halted

A controversial development proposed for the corner of 2nd Avenue and Niwot Road has been taken off the table. The mixed use proposal put forth to the Boulder County land use department by Von’s Colorado Concepts (VCC) became mired in red tape last September when Boulder County began a six-month moratorium on new construction in the Niwot Rural Community District in order to revamp building codes.

If the proposed project had been given the go ahead, the property owned by Dr. David Meisner at 376 2nd Avenue would have been merged with adjacent property 364 2nd Avenue (the location of Lefty’s Gourmet Pizza) already owned by Von’s Colorado Concept.

“The tipping point was the date. It’s contractually based and I’m not willing to put my money on the line when there’s no decision by the county,” Bob Von Eschen, owner of VCC, said, referring to the one-month extension of the moratorium by the County Commissioners last month.

A letter Meisner sent to commercial property owners in the area read, “As of Friday March 29, I have regained control of my property, 376 2nd Avenue. I now have a fresh opportunity to develop the gateway to downtown Niwot. I am open to suggestions on how to develop the property, ie (sic), a joint venture or sale.”
