Gunbarrel building set for summer

Burden, Inc., is in the middle of construction of a 30,317 square-foot building on Longbow Drive in Gunbarrel, and the development will be a blank slate.

Developer Keith Burden said the original design was meant to keep options open for businesses looking to move into the area.

“We’ve designed it so that we can break it up into 10 separate spaces,” Burden said. “But the thought is that ultimately it will have fewer than 10, or even possibly one or two tenants that take up a larger space.”

The building is a light-industrial flex-type, and Burden said that it will be above and beyond what is available in the county.

“We’re building it to a higher level of quality than what exists in a lot of similar buildings in Boulder County,” Burden said. “We’re thinking that we can capture those tenants that are looking for something more updated than what they can find on the market right now.”

There is an average of 20-foot heights for warehouse space, and they also expect a portion to be used for office space either to go with warehouse space or its own.

As for potential tenants, Burden said he has to remain tight-lipped at this point.

“We’ve had a few tenant prospects that we’ve talked to,” Burden said. “I’m not at a point where I can release any names right now, but we have three proposals that we’re going through. All would take just a portion of the building.”

He did say that they have had interest from several breweries and distilleries. Whether or not they would allow multiple businesses of the same nature depends on tenant negotiations, he said.

“Say we had a brewery that wanted to take a large portion of the building, and they requested that we don’t bring in another brewery, then we would consider it,” Burden said. “But there’d have be a good reason for it.”

The developers bought the land in February of last year, construction started in November, and the completion date on the building is set for late June.

“Construction is going as planned,” Burden said. “We’ve gotten pretty far along in building some of the exterior walls. Last week with some of the wet weather we were slowed down a bit. But the contractor is doing a good job of making up time, and we’re still expecting to hit that deadline.”

Burden said that occupants could be coming in this summer.

“Depending on how construction goes, it’s possible tenants can start moving in right away,” Burden said. “I think the more likely scenario is that they would start moving in in August or this fall.”

There will be 75 parking spaces, which amounts to roughly two and a half spaces per 1,000 square feet of building space.

“We are trying to build one of the nicer industrial spaces in the county,” Burden said. “There’s not a lot out there, and we think it’ll be really desirable once we get further along.”
